Sales

  • We will visit you at your property to provide a market valuation and give advice as required.
  • Once you decide to appoint us as your agent we will commission property photographs to be taken. Registration fee will be payable at this time.
  • The contents of your online property brochure will be confirmed with you before we start to market your property.
  • "For Sale" board will be erected.
  • Once viewings are booked, we can take care of the viewing process for you, if required.
  • Our accompanied viewings service is free of charge, to save you any inconvenience.
  • Carry out negotiations on you behalf.
  • Once your sale is confirmed, we will keep you up to date with the ongoing process.

Letting     Let Only Service (find tenant)

  • Visit your property to provide a rental valuation and give advice as required. We will then advertise your property and search our tenant database for a suitable tenant. We will then show the property on your behalf.
  • When we have found a suitable tenant, we will perform a credit check and verify tenants references.
  • A tenancy agreement will then be prepared and issued to all parties for signing.
  • We will collect the deposit and first month's rent on your behalf in advance, ensuring arrangements are made for future monthly rent payments and paid in accordance with the tenancy agreement.
  • We will provide the tenant with a rent book on your behalf.
  • Arrange an inventory of the contents of your property and its condition, where necessary. It is important an inventory is prepared prior to the commencement of the tenancy to avoid any disputes on vacation of the premises.
  • Check in the new tenant.
  • Ensure all the relevant utility companies are informed of the tenancy and given meter readings for the transfer of service accounts (e.g. Gas and electricity).
  • Tenant welcome pack will be provided.

Fully Managed Service

We will carry out the above steps for managed properties but will also include the following:

  • Carry out a property inspection twice a year, in the presence of the tenant where possible.
  • If not in place make arrangements for relevant safety inspection to be carried out and certificates issued (at the landlords expense taken from monthly rental income).
  • In the event of any repairs or maintenance being necessary, we will contact the tenant for access to the property, arrange for any emergency repairs to be carried out immediately and liaise with the landlord, where possible, in the case of any non-emergency repairs.
  • Collect rent in accordance with the tenancy agreement, pay any expenses for the property from the rental income and remit the remaining funds to your bank or send to you by cheque if desired. In all cases we will provide a comprehensive monthly statement.
  • We will be in regular contact with your tenant and at least one member of staff will be contactable by telephone at any time. We will hold a key for entry to the property in the case of an emergency.

Marketing

The marketing of your property will be carried out through our own websites, www.propertypal.com, www.propertynews.com, www.daft.com, www.rent.co.uk and our Facebook page.

We text and e-mail the details of all our properties to a database of registered buyers and tenants.

A "For Sale" / "To Let" board will be place outside the property.

Our sales team will be available in the evening and at weekends to take enquires from prospective tenants. This means we will not miss any opportunity to market and let your property.
